Ways to obtain an investor's residence permit
A residence permit for investors is also called "Golden Visa" and Visado o residencia para inversores (in Spanish).
In order to obtain an investor’s residence permit, one of the following conditions must be met:

Buy real estate in Spain for the amount of more than 500 thousand euros (we recommend to plan the expenses at once: tax 10% of the value and additional expenses 2% of the value).

Acquire at least 2 million euros worth of government bonds

Receive shares in Spanish companies worth more than €1 million
04
Make deposits in banks totaling more than 1 million euros
05
Have a business project that will be in the public interest (create jobs, or contribute to scientific or technical innovation)
If any of these conditions are met, the investor can apply for a Visado o residencia para inversores. If all the documents are collected, the probability of rejection is minimal.

What amount should be in the accounts?
In order to obtain a residence permit for an investor, it is necessary to prove that you have enough money to support yourself and your family. The following parameters are used for this purpose:
- Per head of household: more than €2,316.08 per month.
- Per family member: 579.02 euros per month.
The account must have the amount for the whole family for the year at once. We have already calculated it – the data is provided in the table below.

It is not necessary to keep this amount in the account after obtaining a residence permit, but it must be in the visa application process.

To apply for an investor residence permit in Spain, you must be legally present in its territory at the time of application. If you have a visa to enter Spain, you can use a Schengen visa. In the case of a visa-free regime, you must be in Spain for no more than 90 days at the time of application.
Can my father obtain an investor residence permit in Spain based on the house he purchased in 2011 in Torremolinos?
Unfortunately, no. According to the Law on Entrepreneurs, in order to obtain an investor residence permit in Spain, the property must be purchased after September 2013.
What is the validity period of the first investor residence permit in Spain?
Since the beginning of 2023, the first investor residence permit in Spain is issued for a period of up to 3 years.
