To whom can I rent a resort property in Spain? Part Two
The next category of those who are interested in renting real estate in Spain are tourists who love to relax in large cities. As a rule, these are young couples between the ages of 20 and 35, but sometimes such tourists travel in small groups. When choosing a place to stay, they first of all want to ensure their comfort, although, as a rule, they do not spend much time in a rented apartment. Such tourists rarely cook at home, preferring to go to restaurants and cafes, rarely rent cars when traveling by public transport. One of the important factors of housing quality for them is the proximity to the main attractions and shopping centers. It is this category of guests that real estate owners should focus on, whose property is located in the city center or in the most popular tourist areas.
Such guests should definitely be given advice about visiting the main attractions, as well as the location of good cafes and restaurants. They also appreciate exclusive recommendations, for example, the names of good catering establishments, where mostly locals go. Such guests are often interested in the culinary traditions of the place where they relax. They like to feel the atmosphere of the city, and therefore the advice of local residents is very important and interesting for them.
The majority of owners of houses and apartments renting them out consider the following category of guests to be far from the most profitable and not the most desirable. These are groups that consist of friends – usually young people who intend to have a good time. They are the main reason for the number of incidents in which the homeowner’s property suffers. However, the appearance of a group does not always mean the inevitable parties with a lot of alcohol and unbridled behavior. Often, the main goal of such groups is the desire to have a good time in each other’s company. Alcohol is not necessarily one of the main conditions for the success of such a pastime.
Such groups usually prefer to rent houses or villas in order to ensure maximum comfort and at the same time pay quite reasonable money for accommodation. As a rule, they consider freedom to be one of the main conditions for such comfort – that is why they prefer renting to booking hotel rooms. In addition, they enjoy spending time in each other’s company, whether it’s having dinner together in the living room or relaxing by the pool. It is also important for them to have infrastructure – supermarkets, entertainment venues, cafes, pubs, etc.
Who else rents real estate in Spain?
Recently, a new trend has emerged in Spain and other countries of the world – tourists who call themselves nature lovers or supporters of eco-friendly recreation. It is not so easy to satisfy their requests – but many of them are willing to pay extra money for it. As a rule, such tourists are very responsible about the organization of their holidays, considering its main condition to be the absence of harm to the environment. Given this trend, many property owners in Spain are already making certain changes to the interior of their rented houses and apartments, as well as to the organization of tourists’ stay.
The most popular accommodation options for this group are houses located away from cities in nature. For example, on the territory of a national park, in a forest or by a lake. Sometimes they stay in cities, preferring cozy apartments with kindergartens. Ecotourists welcome the use of natural materials in the interior that can be recycled, they like to stay in houses equipped with alternative energy sources. You can get to know such guests even at the stage of acquaintance on the questions they will ask:
· Are there containers installed near the house to collect various types of garbage – plastic, paper, glass?
· What chemicals are used to purify pool water?
· Are there solar panels installed in the house, etc.
Despite the demands, this category of guests is considered quite profitable and convenient, as they usually pay well and do not bring any additional problems to the landlord.
Having determined in advance which guests he would like to attract, and making appropriate changes to the organization of recreation for tourists, the owner of the property will be able to extract maximum profit from his property.
